How much will it cost to sell my house?

There are many things to take into consideration when budgeting to sell your property. Staging, property updates and painting are a few items that can have an impact on your selling costs, but they also help to create a more attractive home which can help you sell for a higher price. In short, there is no standard cost to sell your home, and it depends on what you want to do.

What are the closing costs for sellers?

Standard closing costs for sellers are real estate commissions, HST on commissions, legal fees, disbursements and adjustments and also the potential of mortgage penalties. These fees are payable on closing day of your sale and proceeds are taken from the sale and disbursed accordingly.

How long will it take to sell my property?

Unfortunately we do not have a crystal ball to predict when the sale will happen. Current market trends, is it a buyers or sellers market, the time of year, and how the property has been marketed can have an impact as to when it might sell and for how much.

Should we stage our house and how much does it cost?

I’m a firm believer that a properly staged home sells for a higher price and in a faster amount of time. A properly staged home is inviting to a potential buyer, it looks beautiful, has a warm feeling and it leaves the buyer with a solid impression. Staging costs can vary depending on how large your home is, what areas of the home need to be staged and how many accessories are required. Costs can range from a few hundred to thousands of dollars. I offer many incentives when it comes to staging and I also work very closely with some of Toronto’s most talented designers and stagers.

On the flip side, your property might be in a really hot area and regardless of the condition of your home, it will sell quickly and for a high amount!  Builders who are looking for the perfect lot will pay a premium regardless of the condition of thome.

Who pays for the land transfer tax?

In Toronto it’s always the buyer who pays for the land transfer tax, which consists of municipal and provincial rates. If you’re interested in knowing how much the land transfer tax would be on a purchase, please see my land transfer tax calculator in the calculator section of the website.

How are you going to market my property?

Marketing a property is one of the most important aspects of selling a home, and each property is unique and deserving of it’s own personalized plan. Decluttering your home and having it staged is the pillar of a good marketing plan. After that has taken place, I take great pride in my advanced marketing strategies showcasing your home through state of the art photography, videography, 3D home tours and online social media sites in order to gain maximum exposure while on the market. I also make use of my extensive social and personal networks along with the Royal LePage network, which reaches hundreds of potential buyers on a global level.  Simply put, I’ll take care of the heavy lifting and you can sit back and watch!
